What is Mid Market Rent (MMR)?
There isn’t enough social housing for everyone who needs it, and private renting can be very expensive. The government has created the initiative of MMR to provide an alternative. MMR properties are run as private lets by housing associations and are 20% cheaper than the average private rent for the area.
Would I be a Social Housing Tenant?
No you would not be a social housing tenant, and you would not be managed by Ore Valley Housing Association. You would be more like a private tenant and your landlord would be Ore Valley Enterprises.
What Type of Tenancy Agreement Would I Get?
When you sign up to a MMR property you get a Private Residential Tenancy Agreement, which is the same as what you would receive if you were renting privately.
How Do I Apply?
To apply for a MMR please fill in our online application form.
Is there a minimum earnings limit?
Yes, we have a minimum household income of £18,655.
This is because we recommend that the rent should not be more than 30% of your net gross income. This means that the rent for a two or a three bedroom property will be approximately 30% of your earnings. The calculation is based on the UK Living Wage, as promoted by the Living Wage Foundation http://livingwage.org.uk, plus £2.00 per hour.
Applicants should be able to pay the full amount of their rent without Housing Benefit assistance.
We will be asking specially tailored questions on our application form to make sure you can afford the rent for your property. Once applicants are shortlisted they will be asked to provide proof of income such as wage slips, tax credit awards and bank statements.
Do You Accept People On Benefits?
If you are on benefits then MMR may not be the best option for you, as the rent may be unaffordable. We don’t want to put anyone into a situation where they would not be able to pay their rent, and therefore get into debt. If you are on benefits, speak to us about other housing options as we may be able to help you.
Is There A Waiting List?
It depends on the area you are interested in and how popular they are. For some of our properties
there is a very small waiting list, others are immediately available, so you would need to contact us to find out the availability of the property you are interested in.
