As your landlord, we at Ore Valley Housing Association have the responsibility to ensure your home is in good condition, including carrying out repairs to fixtures and fittings.

We work with Rogerson Ltd. and Kingdom Gas to provide repairs solutions for our tenants. You can report all repairs by phoning the office on 01592 721 917 and following the instructions. Our contractors will always carry ID with them, if you are ever unsure, you can ask to see their ID, or you can call us on the number above and we can verify them for you.

Emergency Repairs

To report an emergency repair, please call 01592 721917 and follow the options given. You can report an emergency repair 24 hours a day, 365 days of the year. 

An Emergency Repair is any situation where work is required to:

  • Make your home safe e.g. a broken window or external door.
  • Ensure your safety and that of others e.g. a smoke alarm sounding or having no heating and hot water.
  • Prevent or reduce property damage e.g. flooding.

Rechargable Repairs

There are a few situations and types of repair when we will ask you in advance to cover the costs, including if you ask us to repair damage to the property that has been made by you, your family or visitors. These are called rechargable repairs. 

There is more information on this within section 5 of the Tenancy Agreement that you signed at the start of your tenancy.

Please, note that if you are responsible to cover the costs of a repair and you fail to make any payments towards it, unfortunately we will be unable to carry out any repairs, unless they are an emergency.

Insurance

With that in mind, we always advise our tenants to take out Home Content Insurance so you are protected against accidental damage, loss or theft. Some tenants have chosen Thistle Tenants Insurance. You can call them on  0845 601 7007 / 01628 586 187.

No Access Charge

If you make an appointment for a repair, and then the repairs contractor is unable to gain access to your home for that appointment, you will be charged a fee to cover their costs.

Vandalism 

If your home has been damaged through vandalism, you must report it to the police first, and obtain a crime reference number before reporting the repair to us. The cost of this repair will not be charged to you.

Gas Servicing 

It is a legal requirement for us to carry out gas servicing and it is vital that we gain access to your property for these checks, as unsafe gas appliances can lead to Carbon Monoxide Poisoning. If we continually fail to gain access to your home for these checks, we can either cap your gas supply to ensure safety, or we can force entry to your home and charge you the cost of doing so.
