Our Responsibility to You - As a landlord, Ore Valley Housing Association aims to ensure that the structure of your home is in good condition; to carry out repairs to the fixtures and fittings; and maintain any common areas of the property. Your responsibility - It is important that you are able to provide access to contractors. We will always do our best to arrange a time suitable for you. In certain circumstances (e.g. gas servicing), we have a legal requirement to ensure that work is carried out. If you are unable to keep an appointment, please let us know so that we can make alternative arrangements. Rechargeable Repairs - The Association recognises that there may be instances where repairs are carried out at the instruction of the tenant and are the responsibility of the tenant. These are classed as Rechargeable Repairs and will include the following: • Works carried out by the Association’s Contractor, which are deemed to be the tenant’s responsibility as set out in the tenant’s handbook • Damage to the Association property caused by malicious conduct by the tenant, tenant’s relatives or a third party visiting the tenant • Abortive call outs i.e. when a tenant calls out the emergency services and the appropriate trade responding fails to gain access • When the tenants issue the Association/Contractor with an access date and time and fail to keep this • When the appropriate trade calls and the repair has been caused by a fault owing to the tenants fixtures, fittings, appliances or installations • Work to any items installed by the tenant where possible, and when the repair has been clearly identified as the tenants responsibility, the Association will notify the tenant that these are classed as rechargeable repairs. Home Content Insurance - You should make sure that you have contents insurance to cover your possessions in case they are damaged, destroyed or lost. |
